Ensuite?
To us, ensuite means a full sized bathroom with full sized enamel bath, basin and toilet facilities accessible from within your room.

Private facilities?
A full sized bathroom (for your exclusive use and NOT shared with others) with full sized enamel bath, basin and toilet facilities in the same corridor as your room, but not accessible from within it.

Shared facilities?

We have no shared bathroom facilities. 

Front door key?
Some B&B establishments give out front door keys and others do not. We do not, but each of the bedrooms are lockable for your security. The front door is locked at 10:00pm but if you wish to be out later than this then appropriate arrangements can be made.

Check in?
Check in is from 4pm. Any earlier MUST be by prior arrangement.

Check out?
Please vacate your room each day by 10.00am.

Breakfast time?

7am to 9am unless other arrangements have been made.

Early breakfast?

Yes, from 6:45am

Reservation Policy:
A deposit is required to cover the first night's accommodation, or 20% of the anticipated bill, whichever is the greater.
We respectfully remind guests that a reservation constitutes a contract; any confirmed reservation cancelled within 14 days of arrival is liable to be charged for in full, unless the accommodation can be subsequently re-let. Holiday insurance would be strongly advised. Deposits are only refundable if cancellation occurs six weeks or more before arrival, less a £5 administration charge.

Vege / Vegan / Special Diets?

Yes, no problem. Just let us know in advance if possible.

Can we smoke?

No. Manor Farm B&B is registered with the Tourist Board as a non-smoking establishment, and this means that smoking cannot be permitted anywhere in the house.

Can we walk / cycle / ride on the farm?

Yes, on the public rights of way and on several other paths - please ask when you are here and we will show you on the map. However, we regret that dogs MUST be kept on leads at all times.

Can you fix sightseeing / activities during our stay?

Yes, absolutely. We have a wealth of knowledge and information about things to see and do locally. Please just ask. You may like to try one of our own Manor Farm Aerial Adventures

Do you accept dogs?

Yes, well behaved dogs and owners booked in advance, as long as you accept a few "doggy do's and don'ts":

1. No dogs at all in the dining room.

2. Dogs must NEVER be left in your room unattended.

3. PLEASE use poop bags in the farmyard and adjacent to the farmhouse. We can supply these free of charge if you need them.

4. Please respect that other guests may not like the company of dogs as much as you, and your pet should not be allowed to jeopardize the enjoyment of their stay. For this reason please keep your dog on its lead until inside your room. Dogs must never be allowed to roam off the lead in the house.

5. Any dog related damage to the house, flooring or rooms must be paid for. Our insurance does not cover such damage.

6. We have lovely dog walks on the farm, but please keep your dog on a lead at all times. We are fortunate to have some rare ground-nesting birds breeding here (which are regularly monitored by the RSPB) and the sites could easily be devastated by roaming dogs.

7. We have plenty of old towels to dry wet and muddy dogs before they come into the house - if it is wet we will probably have left a pile of them by the front door. PLEASE use them to clean up your dog before it goes on the carpets, and refrain from using the towels in the bedrooms.
